Edward I. Mills & Associates designed a major addition and renovation of an existing house on an unusual beachfront site in New York City. The plan was reorganized so that the completed scheme emphasizes dramatic ocean views while serving as a screen to maximize privacy for the owners from the densely built surrounding neighborhood. One of the chal- lenges of the project was that it had to comply with very strict Code and Zoning ordinances applicable to beachfront properties in regard to massing, flood zones, etc.
